The growth of digital technologies has swept through every sector, including construction and building design. Evidence of this is the increasingly widespread implementation of collaborative systems such as Building Information Modeling (BIM) — a system involving the creation of 3D digital models containing detailed information about every aspect of a construction project, from modeling to the total cost of the work. These models are not merely visual representations, but complete databases spanning from the structure of the building to its internal systems, such as electrical, plumbing and HVAC.

BIM has revolutionized the construction industry by providing a unified platform for collaboration and project management. It allows every team involved — from architects and engineers to contractors and owners — to work in a shared virtual environment. This facilitates the early detection of problems, the optimization of design and decision-making, which translates into a significant reduction of errors and costs throughout the project life cycle.

Augmented reality (AR), for its part, provides a more complete form of visualization of these models by creating a fully or partially immersive environment, so that the project can be approached with greater understanding of spaces, technical difficulties, and clashes or crossings not visualized during design — all of which can be resolved more easily thanks to AR, since they appear in the middle of the environment we move through.

Augmented reality has become an increasingly everyday technology. It involves the superimposition of virtual elements over the real world through devices such as smart glasses, mobile phones or tablets. This technology lets users experience a physical space enriched with digital information without losing contact with the reality surrounding them.

In construction, AR has found varied and powerful applications. Professionals can use AR glasses or mobile devices to overlay digital BIM models onto the real world during site visits. This means that, instead of relying on drawings and 2D representations, workers can see virtual structures and integrated systems in their physical context. This capacity for immersive visualization is a qualitative leap in understanding construction projects.

The fusion of BIM and AR is a natural step toward greater efficiency and precision in the construction industry. The link between these two technologies allows professionals to experience BIM models immersively: they can walk inside virtual buildings, explore every detail, and better grasp scale and proportion before physical construction begins. This facilitates the early detection of design, alignment and system-collision problems. An architect can identify potential problems in the distribution of spaces, while an engineer can verify the compatibility of electrical, plumbing and HVAC systems.

AR enables real-time collaboration in virtual environments. Design, construction and project management teams can meet in a shared space even when physically separated. They can discuss and review changes to the BIM model while walking through the construction site, which improves communication and efficiency. Decision-making becomes more accessible when every team has access to the same information in real time.

AR also plays a valuable role in worker training and facility maintenance. Workers can learn to interact with complex systems before they are physically built, which reduces costly errors and those that put worker safety at risk during the construction phase. In addition, building operators can access critical information in real time for maintenance and troubleshooting.

Another very important feature concerns owners and clients: AR offers a deeper understanding of projects. They can see how a building will look and function before it is built, which increases their confidence in the design and construction. AR allows clients to experience their project in a virtual environment before physical implementation, which can lead to significant adjustments and improvements.

The combination of BIM and AR is transforming the construction industry by providing a unified platform for collaboration, immersive visualization, early problem detection, decision-making and improved client experience. The union of these two technologies represents a considerable advance in the way we design, build and manage construction projects.
